Situation
Winslow is an affluent market town within the catchment of Aylesbury Vale District Council. Winslow is located in north Buckinghamshire, 8 miles southwest of the outskirts of Milton Keynes. The town is well connected as it situated being on the A413 that links Buckingham and Aylesbury and close to the A421 which links Milton Keynes to the M1 motorway.
Winslow has a population of approximately 6,000 but with a wider catchment of approximately 165,000 within Aylesbury Vale District. The Winslow Neighbourhood Plan, which was adopted in 2014, has allocated land for 500 new homes in the town to the south of Winslow Business Park.

Future Train Links
A new railway station is due to be constructed at Winslow Business Park with rail connections via East West Rail due to commence in 2022.

Winslow Business Park Location
Winslow Business Park Development
Winslow Business Park is already under construction. The site has outline planning consent, the infrastructure and services have been installed, the new Sir Thomas Fremantle School is now open, and the proposed Winslow Rail Station is being planned.
Reserved Matters Consents have now been granted by Aylesbury Vale District Council which provide detail consents for each of the following:
- Plot A – Two storey office building of 23,475 sq ft (GEA) or Single storey detached Industrial/ Warehouse Building of 21,560 sq ft (GEA)
- Plot B – Single storey detached Industrial/ Warehouse Building of 51,028 sq ft (GEA) or 11 no. Industrial/ Warehouse units totalling 51,208 sq ft (GEA)
The sites available for development total 3.7 acres (1.50 ha) approx. and have outline planning consent for Light Industrial & Offices (B1), General Industrial (B2) and Storage and Distribution (B8).
Tenure
Buildings can be made available on a bespoke basis either freehold or leasehold. Upon receipt of a brief the developers can provide a comprehensive package including building and layout, financial proposal layout plans, specification and construction programme.
EastWest Rail
EastWest Rail is currently building a new rail line to connect Oxford to Bedford, and potentially beyond to Cambridge.
The new Winslow Station and car park is proposed to be built on land reserved at Winslow Business Park. Winslow sits within Phase 2 of the Western Section of EastWest Rail, which covers the route from Bicester Village to Bedford (due open in 2022), and Milton Keynes to Aylesbury (due open in 2024).
This new infrastructure will reinstate the former Varsity Line which closed in the late 1960’s, and will enable connections to the intercity lines from London Paddington, Marylebone, Euston, and St Pancras International. Hence there will be rail connections to all points of the country.
In addition there is proposed to be direct rail services from Winslow to Oxford, Milton Keynes, Bedford and London Marylebone. The date currently planned for commencement of rail services at Winslow is 2022.
